THE DEVELOPMENT of 4 PRIVATE POOL VILLAS
Orbita Villas, a boutique project,
is situated along Soi Theang Thong Road in Rawai only 550 meters away from Rawai Beach, shopping areas and restaurants, schools, Rawai Park as well as Nai Harn (3 km), Ya Nui (3 km) and Laem Ka (1 km) beaches.
The core of the project's concept is the combination of modern design and the surrounding nature of the tropical island. The main facilities of the area are within walking distance or maximum 5 minutes drive which makes the project suitable for comfy living or rentals opportunity.
4 private pool villas
Villas are following contemporary and functional design concept. Villas are optional of 3 & 4 bedrooms arranged in an L-shape around the swimming pool, with a covered off-street parking at the front. Every bedroom has generous size of 25-30 sqm and is equipped with en-suite bathroom.
That's the main clue of the project: each bedroom is equal and considered as master room, which is comfortable for living and good for rentals. Each room is full of light and has pool access.
SPACE
The kitchen is at the middle of the villa, conveniently fitted into the corner. The remaining space is designated to the lounge and dining area, huge German sliding glass doors leading onto the pool and terrace area. All rooms have high ceilings creating a cool and spacious environment.
DESIGN
Designed with an easy, low maintenance lifestyle in mind, the villas are minimalist inside and out. Attention to detail in the materials ensures that the properties stand up to the tropical weather. White walls and polished concrete provide the base onto which owners can add their own style.
OUTSIDE
With high perimeter walls, the villas are completely private. Tropical plants add a splash of colour around the garden. Swimming pools are 9 metres long as standard and can be made larger or different shape or have an integrated jacuzzi system added.
Area and security
Rawai area is popular among both expats and tourists, due to the relaxed atmosphere and beautiful beaches yet still having all amenities available nearby. Rawai Park, Wat Rawai, dozens of cafes and massage salons, Ton Mai Spa and Sauna, 7/11 minimart, Rawai Pier and Seafood Market are within 5-10 minutes by walk. Rawai is popular for its sport clubs, restaurants and cleanest Nai Harn Beach. There are a few supermarkets (Makro, Tesco, Villa Market) in 5 minutes drive.
Orbita Villas has a nice neighborhood near Rawai municipality on a quite developed street with other villas. The walled community will have an auto remote gate, CCTV and security gueard at the entrance. There are 2 entrances to the street (Soi) from the main road which is only 100 meters away.

Foundation, structure and walls in general
Concrete foundation footing (pile-driving if necessary). Reinforced concrete columns & beams structure. Walls with brick structure and plaster finishing, white/light color painted. Perimeter walls from concrete blocks, plastered and white/light color painted.
Electrical works
and supply
Electricity from public supply with individual meters for each household unit. All wiring to be concealed and to be run in approved PVC conduit. Earth wires to be run to all electrical outlets & to hardwired components and to terminate at an approved earth spike.
Water supply
and plumbing
Each villa has own water well. 1500 L water tank to be located near parking area. Water system includes all necessary (automatic) water pumps. Cold water supply to be in approved PVC conduit. Hot water for bathrooms and kitchen from the individual automatic water heaters.
Waste water treatment & septic tanks
All grey & black water to be piped by gravity feed to an underground waste water treatment system (septic tank) built for each house for the sole use by one household unit. Additional grease interceptor is installed for kitchen’s waste water by request.

Telephone line is installed in living area | TV sockets are installed in every bedroom & living area, Internet is available through TV sockets [cable Internet] or through the living area’s telephone socket [phoneline Internet connection].
